What we measure

As-built pickups cover whatever the record drawing or the acceptance process requires:

• Water, sanitary and storm services: pipe alignment, inverts, structures, tie-ins and services stubs before backfill
• Anchor bolts, embeds and grade beams, checked against gridlines before the steel arrives
• Foundations, walls, piers and bearings for structural record drawings
• Curb, road and parking as-builts, including finished grades and cross-falls
• Ponds, swales, slopes and earthworks surfaces for stormwater and grading sign-off
• Site plan as-builts of buildings, hard surfaces and services for occupancy and asset records

Before the backfill, not after

The most expensive as-built is the one taken after the trench is closed. We schedule pickups around your backfill and pour sequence, so the pipe is measured while it is visible and the bolts are checked while there is still time to move them. On Island projects that means a crew that can actually be there on the day: Comox Valley and Campbell River same-week, mid-Island on planned runs, the south Island bundled into multi-day phases so the visit is scheduled to your schedule rather than to a travel calendar.

For contractors

You get an as-built that satisfies the engineer and the municipality the first time: drawn on the design basis, tied to the project control, with inverts, offsets and elevations in the format the reviewer expects. That is how servicing earns acceptance in Courtenay, Comox, Campbell River, Nanaimo and the Capital Region without a second mobilization to dig something up, and how a progress claim gets supported with measured quantities instead of estimates.

For consulting engineers

You get survey data you can put your stamp behind: independent measurements on a stated datum with a stated accuracy, delivered as DWG on your layer standards, PDF red-line overlays against design, point lists with descriptions and elevations, and where useful a plain comparison of design versus as-built for the items that matter. Structural as-builts of bolts, embeds and bearings are reported to the tolerances you specify, so a deviation is a number on a page, not a surprise on site.

• As-built drawing (DWG/DXF) on the design coordinate system and vertical datum
• PDF record drawing or red-line overlay against the design
• Point list with descriptions, elevations and inverts
• Design versus as-built comparison and tolerance report where required

• Field report for each visit, with control and check-point documentation
