The Westshore is where Vancouver Island is being built. Langford, Colwood, View Royal, Metchosin and Sooke are adding multi-family projects, subdivisions, commercial buildings and the roads, servicing and stormwater that go with them faster than anywhere else on the Island, on ground that is mostly rock, slope and second-growth forest. Vancouver Island Geomatics provides construction surveying across the Westshore: site control, layout, grade control and as-built surveys for the contractors, developers and engineers doing the building.

The Westshore build
Hillside sites cut into rock, blasted benches, retaining walls and stormwater systems doing real work on every parcel. Multi-family and townhouse sites where layout tolerance decides whether the forms fit. Subdivision servicing that has to pass municipal inspection in Langford or Colwood before the roads get paved. Commercial and light industrial along the highway corridor and in the business parks. Each of those is a layout, grade and as-built job with its own tolerances, and we plan the phase around the sequence you are actually pouring.
What we do on a Westshore site
The full construction survey sequence, one crew, one datum:
- Site control tied to the engineer's coordinate system and datum, documented for every trade that follows
- Clearing, blasting and excavation limits on rock and slope
- Building corners, gridlines, footings and anchor bolts
- Curb, road, parking and servicing layout with inverts and offsets
- Grade stakes, slope stakes and cut sheets for earthworks and retaining walls
- As-builts of services before backfill and finished grades for municipal acceptance
How a Courtenay crew serves the south Island
Westshore projects are scheduled as phases, not day trips. Control and first layout are done as a multi-day block; follow-up visits for gridlines, grade checks and as-builts are booked against your construction schedule and bundled with our other south Island work between Duncan and Sooke so travel is shared rather than charged to one client. For a contractor, that means a known crew who knows the site, a fixed price for the phase and no surprise mobilization line on every visit. When the schedule moves, we move with it.
Rock, slope and stormwater
Westshore ground punishes sloppy layout. Blasting limits and bench elevations are staked so the rock comes out once. Retaining wall alignments and grades are set to the wall design, not eyeballed from the excavation. Stormwater ponds, swales, infiltration galleries and detention tanks are laid out and as-built to the elevations the drainage design depends on, because on a hillside a few centimetres of invert is the difference between a system that works and one that backs up. Under the second-growth canopy that covers most parcels, we switch from GNSS to robotic total station without losing the day.
For developers and engineers
Beyond construction layout, we provide topographic surveys for parcels before design, drone mapping and orthophotos for site planning and progress records, and drone LiDAR for the forested and steep ground the Westshore is made of. All of it is delivered on a stated datum in the CAD and GIS formats your consultants already use, so topo, design, layout and as-built stay on one basis for the life of the project.
